What is stamp duty?

Stamp duty is a state-level tax paid on the legal document (sale deed) that transfers property ownership. It is mandatory for the deed to be admissible in court.

What is the registration fee?

Registration fee is the charge for officially registering the deed with the state sub-registrar so that the change in ownership is recorded in public land records.

How this calculator estimates charges

The calculator multiplies your property value by the stamp duty rate, registration rate, and surcharge / cess rate for the selected state and buyer category. A registration fee cap is applied where set.

Male, female, and joint buyer rates

Several states (e.g. Delhi, Maharashtra, UP, Rajasthan, Punjab, Haryana) offer a 1–2% concession when the sole or first buyer is a woman.

How the numbers are calculated

Stamp duty

Stamp Duty = Property Value × Stamp Duty Rate

Property value is generally the higher of the agreement value and the state circle rate (ready reckoner).

Registration fee

Reg Fee = min(Property Value × Reg Rate, Cap)

Some states cap the registration fee at a fixed amount once the property crosses a threshold.

Total government charges

Total = Stamp Duty + Reg Fee + Surcharge + Cess + Add'l

Total property cost adds the property value on top of the government charges line.

GST on under-construction

GST on under-construction property (1% / 5% based on category) is a central tax and is not modeled here.

Loan-side charges

Home loan processing fees, legal/technical valuation, CERSAI, and franking charges are separate from stamp duty.

Special exemptions
